Property Management

Appraisal & Advice

We will view your property and discuss with you preparation and inclusions. A written appraisal will be submitted to you along with suggested rental returns.

Guidance can be given to you regarding items that need to comply by law and in regard to the Residential Tenancy Act plus suggestions on how best to present your property in the current rental market.

Promotion & Marketing

Advertising in the most effective way of attracting prospective tenants. Vivid Realty will advertise your property in the following ways;

  • A comprehensive rental list in our office
  • Access in office to show prospective tenants property photos
  • Flexible appointment times to suit prospective tenants schedules
  • Listing on 2 websites, www.vividrealty.com.au and www.realestate.com.au
  • For Rent signage at the property where applicable
  • Market to our tenancy database and match prospective tenants to properties

We will give you regular feedback about inspections, tenants comments and the marketplace.

Tenant Selection

Vivid Realty is particularly discerning when it comes to maintaining the quality of tenants for our managed properties. We will not compromise our reputation of providing our clients with the most suitable tenants to lease their properties.

Our screening process involves employment checks, rental history verification, character references and even pet references! Tenant selection is in accordance with laws covering discrimination, residential tenancies and privacy. All applications are submitted to you for consideration.

Regular Inspections

Regular inspections are a major part of how we care for your investment property. Prior to each tenants occupancy a detailed condition report is prepared along with an inventory of inclusions and detailed photographs. Copies of these are forwarded to you.

It is our policy to inspect your property at a minimum 3 times per year. You will receive after each inspection a written report. This is compared to the initial entry condition report and will give you a good understanding of how the tenant is looking after the property and if any maintenance issues have arisen.

Repairs & Maintenance

To achieve continual occupancy and maximum returns the property must be presented and maintained in the best possible manner. This means sometimes the unexpected will occur, ie a leak may start or an appliance may fail. With regular inspections and instilling in tenants the desire to look after the property as if it was theirs, ensures no surprises.

We have good quality tradespeople that are fully qualified and insured that can attend to most repairs and maintenance, with quotations submitted to you for approval prior to any work started. You may have your preferred tradespeople or family members who attend to repairs. All of these details are noted when signing the initial management agreement.

Rent & Bond Collection

All tenants prior to moving in pay a Rental Bond equivalent to four weeks rent. This is lodged with the Residential Tenancies Authority and held until vacation and the property is returned in good condition having regard to the initial entry condition report.

We provide several ways for tenants to pay their rent, to encourage prompt rental payment. We offer Eftpos, Cash, Bank Cheques and online payments. All monies are held in our Trust Account until disbursement to you.

Our office has a policy of nil rent arrears. Vivid Realty's action plan for rent arrears starts from the first few days of arrears with reminder calls, the Notice of Remedy Breech and Notice to Leave are actioned on the lawful days and if necessary court action is instigated. We will keep you informed of all of these steps that we take.

Rent Reviews & Lease Renewals

As Mount Isa is often a great place to invest with positive returns, it is important to us to keep your investment, if possible positively geared. We will advise and seek your direction prior to lease periods expiring and discuss the marketplace with you.
We then negotiate with the tenant on your behalf for the best outcome.

Legislation

As professional property managers we are constantly being educated about the many changes to the law. We are able to guide you in regard to the Residential Tenancy Act and will keep you informed of this.

Payment and Statement

To help maximise your rental return, we submit payment and statements to you twice a month. As many of our tenants are employed by the mining companies and are paid on the 15th and 30th of each month, we process our payments to our investors on the 2nd and the 17th of each month.

Payment is preferred by EFT direct to your nominated bank account and itemised statements are directed to you.

Council Rates, body corporate levies are just some of the accounts that can be paid on your behalf from your received monies. Repairs and maintenance bills can also be paid in the same way.
